    Property Description

*CLOSING DATE SET FOR MONDAY, 15TH MAY, AT 12 NOON*

    What the Owner Says:-

“I have absolutely loved living in Kelvin Square and there are many aspects I’ll miss, but I feel that it’s time for me to move out of the city.

The location will be hard to beat: less than a 10 minute walk from all the advantages of Byres Road, yet on my (peaceful!) doorstep I’ve had the North Kelvin Meadow which leads to the Kelvin Walkway and Botanic Gardens. The community aspect has been a huge bonus, especially over the past few years. The Meadow caters for children, dogs, gardeners and nature-lovers, while our own Kelvin Square community brings together residents through our Facebook Group and BBQs.

Undoubtedly, the secure parking is one of the best aspects, especially since the introduction of resident permits last year.  I do hope that the new owners enjoy the flat and location as much as I have.”

    Description

Within Kelvin Square’s unique Art Deco 1920’s building this tastefully decorated and spacious Ground Floor flat benefits from secure off-street parking and a spacious communal sun terrace, the perfect place for relaxing and socialising in the warmer months.

Entering through the wrought iron gates, viewers will be impressed with the ornamental fountain sitting in pride of place in the centre of the Square.  Situated in a quiet corner of the courtyard, several steps lead to the security door entry system and into the communal entrance.  The main door to the property opens into a welcoming vestibule and the main hall.   To the right is a large walk-in cupboard which is ideal for storing larger items such as sports equipment.  The heart of this home is the beautiful open plan lounge with dining area which has a wonderfully contemporary feel and has three substantial windows, allowing natural light to come in.  Both generous double bedrooms have built in wardrobes with mirrored doors.  The fitted kitchen has a lovely view over trees and sufficient room for a table and chairs.  Included in the sale are the single oven, gas hob, extractor fan, fridge, freezer and the washing machine.  There is another good-sized cupboard in the hall and completing the accommodation is the bathroom with overhead shower.  Gas central heating and double glazing ensures year-round comfort.

Without a doubt, viewers will be impressed with the communal sun terrace on the first floor as it is the perfect place for entertaining in summer evenings and weekends and the ideal place for meeting neighbours for coffee and a chat.  The sun terrace looks down on an ornamental fountain in the centre of the Square and this also gives a sense of relaxation in the midst of the vibrancy of the West End of Glasgow. Truly, this property is a hidden gem.
