What the Owners Say

“We fell in love with this home for its beautiful spaces and welcoming feel, and it has truly been a wonderful place to live. Conifer Place is a peaceful cul-de-sac with lovely neighbours creating a community feel. The house is only a short walk from Christine’s Way and Lenzie Moss, which is ideal for taking the kids (and dog!) out to the park and woodland walks. Both paths are also great for travelling to the train station / accessing Kirkintilloch and the canal path. Our original plan was for older family members to join us at Conifer Place, but unfortunately, their circumstances changed, and we no longer need the extra space. With our working situation also shifting, we’ve had to make the difficult decision to move. We’re sad to leave, but we know this home will be perfect for its next owners, just as it was for us.”

Description

Set on a generous corner plot at the head of a quiet cul de sac, this property offers both flexible and expansive accommodation, ideal for a growing family or for intergenerational living. Passing the front patio and coming through the entrance vestibule and into the main entrance hall, viewers will be immediately impressed with the sense of space which flows throughout this versatile property. To the right the main lounge is elegantly decorated in contemporary tones and has large dual aspect windows to the front and rear, making this room particularly bright and airy. The L shaped lounge lends itself to having the living area to the rear and the dining area to the front. Truly a wonderful space for entertaining friends and family. The recently fitted carpets in the lounge, hall and the bedrooms on this level provide a lovely sense of continuity throughout this part of the property. Next to the lounge is the kitchen which has two windows overlooking the back garden and also has plenty of wall and base units with contrasting work top surfaces. The dining area could easily be used as a family living area whilst still having space for a table and chairs. Included in the sale are the double oven, gas hob, extractor fan, washing machine, tumble drier and dishwasher. A door from the kitchen reveals an expansive terrace with wrought iron railings and another door leads to the back garden. Off the hall there are three double bedrooms, all with fitted wardrobes and a single bedroom which is currently being used as a dressing room. Completing the accommodation on this level are the modern family bathroom and separate shower room.

The accommodation on the lower level would be ideal as a “Granny Flat” or for older teenagers and it comprises of a spacious lounge and two bedrooms, one of which is currently being used as a home office. These rooms have also been recently re-carpeted and redecorated. A door leads to a hallway which in turn leads to another family bathroom and access to the integral double garage. There is also a large amount of storage available in the cupboards off the hall.

Externally to the front is mature shrubbery, a patio area next to the front door and a driveway which leads to the double garage. The back garden is partly laid to lawn and has a number of seating areas. Being fully enclosed, it is a wonderful space for children or pets.

Lenzie is located approximately 7 miles from Glasgow City Centre and is popular with commuters to Glasgow, Stirling, Falkirk and also Edinburgh. There are regular bus services into Glasgow City Centre and train services from Lenzie Station.  Local shops cater for most day to day requirements with more extensive shopping in nearby Kirkintilloch and Bishopbriggs.  For leisure, a local path called Christine’s Way is very popular with walkers and cyclists and it leads past the children’s park through Boghead Woods and on to Lenzie Moss Nature Reserve.  In the opposite direction, walkers can reach Kirkintilloch and access a network of paths along the Forth and Clyde Canal. There is also a good variety of sports clubs in the area.  For indoor activities, Kirkintilloch Leisure Centre has a large choice of facilities available.
